They might show fake photos, stolen reviews, or even a website that looks the part.
Then they ask for a large upfront payment to “lock in materials” or “secure a start date.”
Once the money lands, the excuses roll in:
“Supplier’s delayed the order.”
“We’ll start next week.”
“I’m waiting on my lads.”
Then the phone goes dead. The email bounces. The company name vanishes.
Your money? Gone.
🚩 They ask for more than 10–15% upfront before lifting a tool.
🚩 There’s no written contract or payment schedule.
🚩 They won’t show insurance or ID.
🚩 Their address doesn’t check out online.
🚩 They pressure you to “act fast” or risk losing your booking.
If it feels rushed, vague, or “too good to miss” — that’s your clue to walk away.
✅ Never pay big deposits. Reputable builders fund materials through their business, not your wallet.
✅ Get everything in writing. Payment stages, proof of materials, and agreed start dates.
✅ Check credentials. Search the business name on Check A Builder, Companies House, and Google Maps.
✅ Use traceable payments. Bank transfer to a registered business — never cash or personal accounts.
✅ Ask for references. If they dodge the question, you’ve already got your answer.
