What is Builder Due Diligence?
Builder due diligence is the process of gathering and reviewing key information about a builder before you commit to working with them. It helps you understand whether a builder has the right identity, business standing, insurance, paperwork, and payment practices in place to give you confidence in your decision.
With CheckABuilder, you send a secure due diligence form directly to your builder. They complete it online — uploading proof documents and answering key questions about their payment practices — and the completed form comes back to you for review with a clear RAG rating for each criterion.
How It Works
Send a due diligence request
Enter your builder’s name and email. We generate a secure link for them to complete the due diligence form — no account needed for the builder.
Builder fills in the form
Your builder provides business details, uploads proof documents (insurance, qualifications, references), and answers payment practice declarations.
Review the report
When they submit, you receive a full due diligence report with RAG ratings, uploaded evidence, and payment declarations for each criterion.
Make your decision
Use the report to decide whether to proceed. Mark your decision and keep private notes for future reference.
The Red, Amber and Green System
The RAG system uses a simple traffic-light approach to summarise the findings of the due-diligence assessment. Each colour is shown alongside descriptive text and an icon so that the result is clear and accessible.
Positive Indicators
Several important checks appear satisfactory. This suggests the builder has provided information that meets key due-diligence criteria.
Information Gaps
Information may be missing, unclear or require further investigation. You should ask follow-up questions before proceeding.
Warning Signs
Serious warning signs may require the homeowner to pause and seek professional advice before continuing.
What the Assessment Covers
The CheckABuilder due diligence form covers nine key areas. Your builder uploads evidence for each, and declarations are auto-scored with a RAG rating.
Confirmation that the builder is who they say they are, including business registration and trading details.
Company status, trading history, and whether the business is properly registered and active.
Whether public liability and employers’ liability insurance policies appear to be in place.
Review of whether the builder uses written contracts, clear scopes of work, and proper documentation.
Declarations about whether the builder requests upfront payments and uses a KPI-based payment structure.
References from previous clients, trading history, and any complaints or judgments.
A result is guidance, not a guarantee
The RAG result is a guide to help you make a more informed decision. It does not guarantee that a builder is honest, competent, or that your project will be successful. A Green result does not mean a builder is risk-free. Always use your own judgement and seek professional advice where appropriate.
